Yes, but only to take effect at the 3rd or 6th anniversary of the lease, with at least 6 months' notice beforehand, and by paying the tenant an indemnity (9 months' rent at the 3rd anniversary, 6 months' at the 6th).

A tenant can terminate at any time with 3 months' notice. In a 9-year lease this happens within the first 3 years, the tenant owes the landlord an indemnity that reduces each year: 3 months' rent in year 1, 2 in year 2, 1 in year 3. In a short-term lease the same indemnity is halved: 1.5, 1 and 0.5 months' rent.

Yes — the landlord (or a specified family member) must genuinely intend to occupy the property, and generally must do so within a year for at least two years. Misusing this ground can expose the landlord to a claim for damages.

A landlord can't end a short-term lease early — it can only be allowed to lapse at its agreed end date, with at least 3 months' notice beforehand.
