EPC when renting out: your checklist

Everything you need to have in order with the energy performance certificate (EPC/EPB/PEB) before and when you let out a property in Belgium.

Before you advertise

Order an EPC from a certified energy expert
Check it is still valid (an EPC is valid for 10 years)
Have the certificate in hand before the property goes online

In your listing / advert

State the energy label (the letter, e.g. A–F)
State the energy score (kWh/m² per year)
Include the unique EPC certificate number where required

At signing / handover

Give the tenant a copy of the full EPC
Reference the EPC in the lease agreement
Keep the original with your property documents

Renovation obligation — check the current rule for your region

Flanders, Brussels and Wallonia are phasing in obligations to renovate the worst-performing properties to a minimum energy label within a set period after purchase, and the thresholds and deadlines change over time. Because these evolve, we don't compute them here — check the current requirement with your regional energy agency (e.g. Vlaams Energie- en Klimaatagentschap) or your EPC expert.
