12% in Flanders, and 12.5% in Brussels and Wallonia, on the purchase price (or market value if higher).

Flanders reduces the rate to 2% and Wallonia to 3% for a buyer's sole and only home. Brussels instead exempts the first €200,000 of the price from duty (the "abattement"), for purchases up to €600,000 — so the 12.5% rate still applies, just on a smaller taxable base.

If you don't register your main residence there in time (typically within 2-3 years) or you owned another home when you bought it, the tax authority reclaims the difference between the reduced and standard rate, plus interest.

No — this calculator only covers a natural person buying an existing home. Building land, non-residential property, and split or company purchases follow different rules.
