Rental deposit calculator (huurwaarborg)
Work out the deposit amount for a residential lease, and see the forms it can legally take in Belgium.

The three legal forms a deposit can take
- An individual blocked bank account in the tenant's name — interest accrues to the tenant.
- A bank guarantee, which the tenant can pay off in instalments over up to 3 years.
- A guarantee arranged through the local OCMW/CPAS for tenants who can't provide the amount upfront.
This calculator is informational only, not legal advice, and covers only the standard residential-lease maximum. It doesn't cover shared/student housing or other special regimes — always check your specific lease and region.

Frequently asked questions
It depends on the region: up to 3 months' rent in Flanders (any form), up to 2 months in Brussels (any form), and in Wallonia 2 months for a blocked account or 3 months for a bank/OCMW guarantee.
Yes — if held in a blocked account, the interest belongs to the tenant and is added to the deposit.
With a bank guarantee, yes — typically spread over up to 3 years. A blocked account normally requires the full amount upfront.
It (plus any accrued interest) must be returned once both parties agree there's no damage or unpaid rent to deduct — a written entry inventory at both start and end makes this straightforward.
